Preventative Maintenance

This page describes preventative maintenance steps that are critical to facility managers. Preventative maintenance is a series of routines, procedures and steps that are taken in order to try to identify and resolve potential problems before they happen.

Outdoor Air Intakes
- Check for airflow obstructions
- Clean intake louvres
- Clean bird screen
- Confirm that any automated dampers are working
- Clean up any debris near intakes
- Check for any new or previously unknown pollution sources near the intakes
- Check for stagnant water near intakes
- Field verify outdoor air flow rates
Filters
- Check the condition of filters in the rack
- Check for any air bypassing filters
- Check pressure drop across filter section and replace dirty filters
- Replace damaged or wet filters
Air Handling Unit
- Inspect cooling coil cleanliness
- Measure coil face velocity
- Clean cooling coils
- Check condensate drain pan
- Clean and flush condensate drain pans
- Check belts and fan
- Clean if necessary
- Inspect drainline and clean if necessary
- Verify any p-traps are properly functioning
- Inspect humidifier, if one
- Calibrate control system
Ductwork
- Inspect ductwork for dirt build-up, blockages, moisture, mold and animal infestations
- Contract for professional duct cleaning if problems are discovered
- Inspect supply diffusers and return grilles for dirt build up and microbial growth
- Clean any dirt buildup
Pressurization
- Verify that the building is under a positive pressure in relation to outdoors.
- Verify areas of known pollution sources be under a negative pressure
- Photocopy rooms
- Restrooms
- Kitchens
- Manufacturing processes
- Stored chemicals
- Verify areas of known sensitive individuals be under a positive pressure
- Verify that all exhaust fans are in working order
Occupied Space
- Identify any water stains including stained ceiling tiles
- Identify any unusual odors in the space
- Identify any signs of discomfort (e.g. fans, space heaters, covered supply diffusers)
- Identify any changes to space usage
- Verify thermostat settings
- Measurements of temperature, RH and CO2
Surrounding Areas
- Identify any water pooling near the foundation
- Inspect building exterior for any signs of structural problems or moisture damage
